hOME DEVELOPMENTS
Most people will only carry out one major development on their home and it can be a very steep learning curve, so we try to be as informative and helpful as possible.
Initially we will carry out a completely free, no obligation meeting at your home to discuss the proposals. we will assess the house and its location in relation to surrounding properties, listen to what your proposals are and let you know what permissions you require and if there are any potential problems, particularly if Planning consent is required.
Once we have discussed in detail your project, you will be informed of the extent of our services to you, our associated costs, costs of any permissions you need to apply for and also any specialist involvement you may require, for example Structural Engineers or Part Wall Surveyors etc. This initial discussion will be followed up by a formal quote via e-mail or letter.
Should you choose to use our services, an appointment would be arranged with you to survey the property including internal floor layout, external elevations, positions of drains, boundaries and other physical features within the plot. From this the existing floor plans and elevations would be produced and at this point arrange our first liaison meeting to layout the proposal in relation to the existing property. This process is not rushed, we meet as many times as is necessary in order that the result is a layout that works for your needs and with an external design that is sympathetic to the existing property.
At this stage, if Planning consent is required, we submit the application on your behalf and take it through the application process, dealing with all liaison with the Planning Dept throughout.
During this period, which usually takes up to 8 weeks the construction details will be prepared for your Building Regulation submission.
We aim to have all consents and approvals in place by the time the Planning Application has been decided.
CONTRACTORS
You may well at this stage already have your builder in place to carry out the works. Should you be unsure who to use for your project, we can refer you to a number of very good quality local tradesmen who we have used previously and who have a proven track record, with checkable references, who will turn up when they say and give you true and honest quotations. You are under no obligation to use their services but any quote they give you will be an accurate guide for assessing other quotes.

Once work commences on site, the Building Control Service carry out regular site visits and are always readily available if you have any queries to ensure your project goes as smoothly as possible.
